New South Construction Company, an Atlanta-based general contracting firm, recently completed construction on U Centre on College, a 418-bed off-campus student housing community with walk-to-class convenience located in the heart of Clemson University’s campus in Clemson, South Carolina.
U Center on College is a five-story apartment building wrapped around a six-level, mechanically ventilated precast parking deck. The 206,939-square-foot project consists of 127 student apartments offering one-, two-, three- and four-bedroom units with bed-to-bath parity. Each unit features quartz kitchen counters, stainless-steel appliances, in-unit washers and dryers, and cable TV and internet.
The amenity-rich complex includes approximately 7,198 square feet of double-height space for apartment accouterments, including a leasing office, fitness center, tanning salon, game room and “academic success center” stocked with iMacs and printers. Designed for community, the outdoor amenities consist of a dedicated public plaza, private courtyard with a conservation area and a swimming pool and hot tub.
“Student housing has transformed since I was in school in the early 1980’s,” said Doug Davidson, CEO of New South Construction. “Now, residence halls are a significant part of a college student’s experience, and that’s why we are seeing amenities that are more common in luxury condominiums.”
Serving as the general contractor, New South Construction teamed with architect BSB Design and developer American Campus Communities, a publicly traded real estate investment trust that is the nation’s largest owner of student housing.
