This project is a 259-unit residential apartment building with amenities and retail space. Spectrum on Spring includes a three-story parking deck and five stories of residential living. An elevated courtyard amenity space is located at the center of the building surrounded by the five-story residences. The courtyard amenity space includes a pool, upgraded seating, lounging, and hardscape features. A fenced dog park is also located adjacent to the building for resident use.

The building structure is composed of wood-framed structure on top of a post-tensioned concrete podium slab and two levels of partially underground post-tensioned slabs, cast-in-place foundation walls, and permanent shotcrete-shored walls.

Exterior finishes consist of granite stone, brick veneer, fiber cement siding, stucco, perforated metal panels, curtain walls, storefront windows and doors, as well as vinyl windows. The roof is a TPO membrane system. Residential units feature carpet, luxury vinyl tile, tiled bathroom flooring and walls, and granite and quartz counter tops.

Project challenges included site and logistical limitations, scheduling constraints, and the construction of three levels of a cast-in-place concrete structure with deep utilities below ground in mass rock and ground water conditions.
